The existing site consisted of disused farm buildings in a courtyard arrangement which the practice converted using planning and new Government prior notification powers to create a small business park with a additional dwelling at the other end of the field. 

The dwelling was created under a class Q prior notification planning application for sale, which enabled the commercial scheme to be developed with the barns, some timber and others steel, clad in contemporary materials with masonry perimeters.  Internally space was maximised with new mezzanine first floors and open plan interiors for letting flexibility.
